Tranquility, isolation - an idyllic situation for this Catalan Mas hidden away in the valley of La Mougue on the French/Spanish border.  The property has 54 hectares of woodland and a second house which is situated about 50m from the Mas.   

 

It is reached by 2.5 km of earth track and is accessible only by a 4 x 4 at the moment.  This track needs a considerable amount of work to make it viable in all weathers in a car. At the moment it is necessary to leave a 4 X 4 300m from the house.

 

The main house is built in stone and is on two levels. On one floor there  are three bedrooms, a study, a large L-shaped living room,   kitchen, shower room, separate WC, and on the lower level ,   a large workshop with its own entrance and an amazing  cave with a vaulted ceiling.

 

The house is quarry tiled throughout and there are wonderful exposed old beams in most of the rooms.  The main room has a   sitting area at one end with a wood burning stove,  and a  door on to a east facing terrace and, at the far end, there are French doors opening onto a raised east facing terrace which catches the morning sun.  The kitchen is light and airy with an incredible curved wooden   work surface.  There is an ESSE cooker which runs on wood, which also helps to heat the house.  

 

The shower room has exposed stone walls and has a closed shower and WC.  There is also a separate WC.

 

There are two reasonable sized double bedrooms with wood panelled ceilings and then a third bedroom which is much larger.  At the moment this is used as a store room.  There is also a separate study which could be used as a further bedroom.

 

The spacious workshop on the lower level has a wood burning stove and a door onto a small terrace.  There is also a door into the cave.  There are two further store rooms accessed from outside, where the solar panel equipment can be kept.

 

Formerly electricity was provided by solar panels backed up by a generator.    Water is piped  from the nearby stream  .  Note that the solar power system needs replacing and a  septic tank needs to be installed to conform with French regulations.

 

The Mas is in sound structural condition but needs "refreshing". It hasn’t been lived in for three years.   From every window there are stunning views and only the birds for company.

 

The second house is a brick and mortar property, standing about 50 m from the main house but hidden from view.  At the moment it is in a semi finished state, with one large expanse downstairs, plus a very basic small kitchen and one big room open to the rafters upstairs.  As it is recent, the structure is in perfect condition, just waiting to be finished off.  

 

Through the land runs the river Mougue - a wonderful place to sit and contemplate.    There are also hundreds of fruit trees: apples, pears, plums.   The rest of the land is wooded, with endless possibilities for walking 

 

The potential is enormous - The whole property would be ideal as gîtes, or to run  residential courses in meditation, yoga, pottery, painting - there are no end of possibilities - or simply as a wonderful quiet retreat   to live the dream.
